In Airdrie the soil sets the rules for a window well. The houses mostly stand on modern poured walls, but the clay around them absorbs water and gives it up slowly. The typical Airdrie well problem is not a corroded liner; it is a well with no drain. Water fills the bottom, any gravel clogs with silt, and the basement window and the wall behind it sit in wet ground every spring. Refilling around the well with the clay that was dug out makes both problems worse, because that clay traps water and pushes against the liner as it swells.

Drain before setting
An undrained well fills and holds water against the wall. Rock, a drain line and a connection to weeping tile or a sump come first.
Fix and backfill
The well is fastened to the foundation and soil is returned in compacted layers, so it keeps its shape and stays tight to the wall.
Steps, cover, slope
A fixed ladder or steps where the depth calls for them, a cover or grate that can still be pushed open from below, and soil graded to fall away from the house.
